Entrata is a property management software platform built around two connected experiences: an Operations Experience Platform (OXP) for property staff and a Resident Experience Platform (RXP) for tenants, sharing a single data foundation. On the operations side, Entrata provides a Leasing Center and ProspectPortal for lead and applicant management, accounting, budgeting and job costing, facility and maintenance coordination, Bill Pay and utility expense management, and business intelligence/reporting. On the resident side, it offers a ResidentPortal for self-service, the Homebody resident app with a rewards program, ResidentPay for rent collection, renters insurance and deposit alternatives, and rent-reporting services. Entrata layers AI agents (what it calls 'Entrata Layered Intelligence') across leasing, maintenance, payments, renewals, and call analysis, with automation levels ranging from assistive suggestions to fully autonomous execution. The platform is used by property managers and owners across multifamily residential, student housing, affordable housing, military housing, commercial real estate (offices, retail, mixed-use), and manufactured housing communities. Entrata was founded in 2003 by Johnny Hanna and Dave Bateman and is headquartered in Lehi, Utah.

Key Features

Pros & Cons

Pros

  • Unified platform covering leasing, accounting, payments, maintenance, and resident experience, reducing the need for multiple disconnected tools
  • Serves a wide range of property types (multifamily, student, affordable, military, commercial, manufactured housing), so it can fit varied portfolios
  • Embedded AI agents automate routine workflows like leasing follow-up, maintenance triage, and payment reminders
  • Public API documentation is available, supporting custom integrations for teams with development resources

Cons

  • Pricing is not published anywhere on the site; buyers must book a demo to get a quote, making upfront cost comparison difficult
  • The breadth of modules (leasing, accounting, maintenance, resident apps, AI agents) suggests a learning curve and implementation effort typical of enterprise property-management platforms
  • As an enterprise-oriented platform, it is likely better suited to larger portfolios than individual landlords or very small operators
