What is Clear Estimates?

Clear Estimates is a web-based construction estimating program for residential remodelers, handymen and general contractors. It combines a database of localized material and labor costs, a library of project templates and a proposal generator in one account. The company says it covers kitchens, baths, additions, garages, roofs, painting, plumbing, electrical and HVAC work.

The product began as in-house software at Orfield Remodeling in Minneapolis and launched in 2005 as a desktop program. A cloud version replaced it in 2013. The company states that more than 50,000 contractors use it and that over 1 million estimates have been produced, though these figures come from its own website.

How does Clear Estimates work?

A user selects one of the 400+ preloaded templates, such as a painting bid, flooring install, framing package or siding replacement, and enters the job dimensions. The software then generates an itemized estimate using local material and labor rates from its line item database.

From there the estimate can be adjusted. Users can swap parts, change markups or add specialized line items. The finished estimate converts into a branded PDF proposal with pre-written contract language, which can be downloaded or emailed to the customer.

Key features of Clear Estimates

The main feature is the cost database: 13,000+ line items with quarterly labor and material updates. The company says it covers about 400 U.S. areas and is the data used in Remodeling Magazine's annual Cost vs. Value Report. Templates, customizable parts and unlimited estimates and customers sit on top of that data.

Standard plans include unlimited AI estimates, built-in e-signature and payable invoices. Pro adds AI-powered image and plan uploads, custom filtering and reports, and property data from ATTOM. QuickBooks Online and Desktop are supported, and Pro connects to BuilderTrend and, through Zapier, to CRMs.
